West Michigan Real Estate Market Update April 2026

We always want to keep you informed of what is going on in the market, not to scare you or excite you, but so you have information. So What Did We See in March?

Listings increased:

In March, we saw the amount of listings increase both locally and nationally. This is a pretty regular occurrence yearly, as areas of snow and cold start melting and warming up and seeing the sun more. However, we are shaping up for a stronger market than last year as listings were higher nationwide than 2025.

Michigan Market is Still Growing:

Michigan is still in a strong spot market wise compared to some other areas of the country. Our listings grew 32% from February, and we definitely saw proof of that in our market. Again, a lot of that is contributed to weather, even though we didn’t have the nicest March on record. We are in a good growth spot with the influx of sellers and buyers remaining healthy compared to other areas of the nation.

Listed vs. Sold Price is Flattening

In 2021 and 2022 we saw a large portion of homes selling above list prices. That has shifted to a more normal market like we had pre-covid. For listings this means that pricing matters more than ever! Too high of a price could see your house stay longer on the market with more price reductions. Trust us when we give you a price on your home. We are experts in pricing your home right for the market!

Houses Are Sitting a Little Longer

This is part of that leveling of the market. Nationally, homes are averaging 52 days on market, which is a good average in a pre-covid market. This might feel a little long compared to what we’ve seen in recent years, but don’t get discouraged! In West Michigan, we are still seeing homes sell fairly quickly with a 26 day on market average in March. We’re expecting for homes to continue to sell within 1-2 weeks of listing, so if you’re a buyer, and you see a listing you like, you might want to move fast to put in an offer. This is why we emphasize getting pre-approved as one of the first steps in the home buying process so that you are ready to go when you find that perfect home!

Conclusion

Overall, we are still seeing a strong market with trends showing we should have a busy spring.
